Zenoheld BuildConstruction and contracting software

From estimate to progress billing, the site's budget and field work in one place.

For contractors who take on construction work: estimates and unit prices, client and subcontractor progress billing, project budget and commitments, site procurement, equipment timesheets and site safety. Accounting, purchasing and stock share the same data; the site keeps no ledger of its own.

Highlights

What can you do with Zenoheld Build?

01

Estimates and unit prices

Estimates are prepared with base rates, unit price items and their analyses; a finalised estimate is transferred to the progress billing contract and the project budget.

02

Client and subcontractor progress billing

Progress billing contracts, price escalation indices and advances; a change order is applied to the contract's value and duration.

03

Budget and commitments

The project budget is tracked by type as planned, committed, actual and remaining; the work-in-progress report shows the period end.

04

Site procurement

Material requests, bid collection, orders and goods receipt into the site's store; a site is opened in one step, like a new branch.

05

Site

Equipment timesheets, rented machinery, quantities of completed work, productivity, crew time entry, punch list and requests for information.

06

Site safety

Subcontractor site access, site inspections, hazardous work permits and incident records in the same project.

Sub-modules

Zenoheld Build: 5 sub-modules

This list is generated from the product itself; it grows as new functions are added to a sub-module. Master data and settings are the shared ground of every module and are not counted as sub-modules.

Projects

  • ProjectsManages branch openings and business projects from a single place, with tasks, budget, site log, photo feed, change order, and offsetting.
  • Work BreakdownManages the project definition (profile, factory calendar, status) and links it to a business project via a bridge; the project's work breakdown structure (WBS), activity network, milestones, and offsetting rules, together with project profile/coding mask settings, are sections of the same screen.
  • Job SitesPlants of the construction site type: each site's code, address, store, workplace and social security workplace record. Orders, goods receipts and staff are linked to the site through this record; the location on the project card is chosen from here.

Estimating

  • EstimatesQuantity-based cost estimate and bid price for the job: items are entered from unit price items (cost and type breakdown are copied) or by hand, and the unit price is calculated with overheads and profit. A finalised estimate is transferred to the progress billing contract and the project budget.
  • Unit Rate ItemsWork items and unit price analyses: how much of which base rate one unit of work needs. Unit cost is calculated from the analysis and refreshed when a base rate changes.
  • Resource RatesUnit prices of resources — labour hour, material, machine hour, subcontracted work. Its type is the budget line type; an estimate is transferred to the budget by these types.

Contracts & Progress Billing

  • Work in ProgressRevenue and cost of projects in progress: contract value, budget, actual and committed cost, cost-to-complete percentage, earned revenue, billed; over- or under-billing and expected loss. No currency conversion is made.
  • Cost ForecastsPeriod-end cost estimate for projects: for each cost type, the actual, committed and remaining cost needed to finish the work. The approved estimate is the estimated cost in the Work in Progress report; if it exceeds the contract value, the expected loss shows.
  • Commodity IndicesHolds the value series of raw material and cost indicators such as sugar, flour, vegetable oil and packaging; feeds index-linked price formulas.
  • Owner BillingsProgress billing for contracts with the client: work item quantities or milestones → progress bill → on approval, a progress invoice to the client. Whoever prepares subcontractor progress bills doesn't see this side.
  • Subcontractor BillingsProgress billing for contracts with subcontractors: the site enters the period's quantities (draft), accounting approves → subcontractor invoice, retention and advance deduction; the cost goes to the project.

Procurement

  • Material RequestsCreates purchase requisitions for goods and services needed by departments and submits them for approval.
  • Purchase OrdersCreates and sends a formal purchase order to the supplier. An order confirmation or a proforma PDF/photo can be read with artificial intelligence and transferred to the form (+ New › Fill from Document).
  • Goods ReceiptRecords and lists goods receipt, goods issue and transfer movements. A delivery note PDF/photo can be read with AI and transferred to the goods receipt form (+ New › Fill from Document).
  • Request for QuotationRequests price quotations from suppliers and compares the quotations received.

Site

  • Contractors & Site AccessPrepares subcontractors for the site: pre-qualification assessment (score and decision), mandatory company documents, HSE training, health reports and induction training of subcontractor workers. A worker whose requirements are complete is let onto the site; if something is missing, entry stops or HSE is notified with a justified exception; the people currently inside form the evacuation list.
  • Project Time SheetRecords the time staff spend on a project.
  • Punch ListProjects' pre-handover snags and defects in one list: due date, location, responsible company and status. The site enters an item and marks it fixed, and verification is done by another authorised person; overdue items and those under warranty are flagged.
  • EHS AuditPlans environmental and occupational safety audits and tracks their findings; in the Audit Program section, recurring audits are linked to the plan and created automatically when due; in the Checklist Templates section, the templates used in audits are defined by section and question.
  • Accident/IncidentRecords and investigates workplace accidents and environmental incidents. In the Root Cause Analysis section, the root causes of incidents are analyzed; in the Frequency Rates section, accident frequency rates of recent years (TRIR · LTIR · DART) are compared side by side, and you can drill down from a row to that year's incidents; in the QR Reporting Points section, QR-coded points for reporting incidents in the field are defined.
  • Work PermitIssues and tracks work permits for hazardous jobs.
  • Equipment Time SheetsThe hours a piece of equipment worked on a project in a day: the site enters them, the manager approves, and Post writes hours × rate to the project's cost and credits the equipment's cost centre (Machinery and Equipment in the budget). The rate is entered by hand or taken from the activity type's price.
  • Production QuantitiesThe site's daily output: the quantity done that day against a finalised estimate item and, if known, the man-hours and machine-hours spent on it. The day's items are entered in a single grid; no accounting entry is created.
  • Field ProductivityPhysical progress and productivity per estimate item: done versus the estimate quantity, spent versus man-hours earned from the unit price item's norm. Productivity above 1 means faster than the norm; you also see how much of the timesheet hours were booked to production.
  • Rented EquipmentMonthly billing for machines rented from suppliers: approved equipment timesheet hours × the rental contract's hourly rate. One click opens the supplier's monthly service entry (approval and invoice in Purchasing); a rented machine's timesheet isn't transferred to cost separately.

Frequently asked

About Zenoheld Build

Is subcontractor progress billing charged to the project's cost?

Yes. Subcontractor progress billing runs from its contract; an approved progress bill is posted to accounting and to the project's cost, and advances are tracked separately.

Does the site manager see everything?

The site manager role sees the project, the budget and the field; it enters the daily log, timesheets, material requests and goods receipts. Approval and posting stay with the project manager.
